Our goal is always to complete the house as soon as possible! All of our houses have been built in under 6 months. However, in construction, things don't always go as planned. For this reason, we cannot agree to any contingencies that would tie us to a timeline.

The houses that we build are semi-custom. We build according to a Specification Sheet. We allow many upgrades and allowances. Depending on how early you sign a contract, you may be able to choose your own fixtures, hardware, paint colors, etc.
Each house has its own Specification Sheet, and it will list everything that's included in the build. In addition to the Specification Sheet, Fender Properties will provide serious buyers with a list of what's NOT included, as well as an Allowance and Upgrade Menu.
Allowances give the buyer the chance to choose their own fixtures, paint colors, appliances, etc. If the buyer chooses a $400 faucet, and our allowance is $300, The buyer must pay Fender Properties the $100 difference upfront. Taxes are included in all allowances.
Upgrades will allow the buyer to customize even further, but they will cost you. Examples of upgrades could be built-in cabinets, shower glass doors, additional tiled shower(s), etc. The buyer is to pay Fender Properties 100% upfront for all upgrades. This is non-refundable and will be used for said upgrades. Taxes are included in all upgrades.
We do not use a Real Estate Agent. We list our houses for sale independently using Zillow. When buying a home from Fender Properties, you'll deal directly with Troy & Jackie. From start to finish, we'll help you to navigate through the building process.
Fender Properties will gladly offer all Buyer's Agents a 2.5% commission. However, if you do not have a Buyer's Agent, we can negotiate a better base price.
A 10% non-refundable deposit will be required at the P&S for the purchase of the house. Non-refundable deposits are common when the builder carries the cost of a build. This ensures that the buyers are just as invested in this deal as we are. We don’t want the deal to fall through, but unforeseen things can and do happen. The deposit would be held in escrow until the closing.
Like most builders, Fender Properties takes a great deal of pride in the provided quality of work. Reputation is most important to us, as we are devoted Falmouth locals! Yes! Typically, your Buyer's Agent would recommend you pay for a home inspection before the closing. Fender Properties is happy to help accommodate your inspection.
